Playability: 2.5
The map has a big amount of estates and terrain which can't be used for building, that along with some small estates make building space scarse.
Most of the estates work just fine but the smaller ones or ones that are wide open from all sides are hard to manage, defence or economy may need to be prioritised.
It's a formula many like, but for me some estates were too hostile towards the one managing it, with too many natural obstacles in the way and little space.
Some minor gameplay problems such as castles being too close together can be fixed quickly - the estates in the Northwest and Northeast corner might need to be put further away from each other.
Balance: 2.5
Biggest flaw of the map in my opinion, but you said it's unbalanced, which gives you 2.5
The map is best to be played with a group of players you know, since random people online tend to exploit - and you can easily do this here.
Two estates are up on mountains (one in southeast, one in west), 2 are in the northeastern corner, 3 in the northwestern corner in the lowlands.
The mountain estate in the west can easily build towers and shoot down the cliff in the north at the other estates with mangonels. same goes for the ones in the northeast, where the keep of the southwestern one is in archer range if the other builds towers on the border - you might need to move the keep further midwards.
It is not balanced, but with respected players, the right tactics and the right alliances, everyone has a chance. IMO the northwestern estates are the ones with the biggest disadvantage and should be in the same team.
Creativity: 4.5
When making a map, you often have to choose - to some extent at leas - between a lot of eyecandy and special features in the landscape, OR simple playability and balance.
This map definetely is big on the eyecandy, and many geographical highlights make up for some inproper balancing.
The mountain estates are beautifully made, the valley has some nice details, the estates are well made and though out. I really like the bandit camps scattered around the wild and confusing marshlands, it looks very atmospheric. Good texturing, details, planning and execution of special landscape - very good job!
Map Design: 4
The map design is great in terms of beauty, but some things in gameplay have not been thought to the end it seems. As I said, some keeps are too close together or too close to the border, and one of the mountain estates can bully around the lower ones without any troops needed.
The geographical part however is amazing. I figured that the creator created a MAP while having a MAP on mind, not a battlefield. So basically it is made so that the geography and landscape is good, and then the estates and gameplay had to fit into that piece of beauty - that is completely okay as long as it's playable, and it is.
So I will rate with focus on landscape like the creator probably created with focus on landscape. 4 points, one below maximum for the gameplay oversights.

No Story, so basic grade of 2 should be okay while not dropping the rating too much.
